Properties and businesses in the commercial or public sectors have a duty to take steps to ensure that any asbestos containing materials (ACMs) are identified and risk assessed. When ACMs are disturbed, fibres are released into the air and can be inhaled. Asbestos doesn’t break down in the body and can become lodged in the lungs causing health issues and, at worst, fatality.

According to the HSE, 20 tradesmen die per week following asbestos exposure while the IOSH state that UK residents have the highest chance of developing mesothelioma due to asbestos exposure.

The first step in the asbestos management process is the identification of potentially hazardous ACMs. Surveys are commonly undertaken by accredited surveyors and identify which asbestos materials are safe enough to be left in place with correct monitoring and which materials require immediate encapsulation or whole or partial removal.

If ACMs are identified during the survey and removal has been chosen as the preferred option, risk assessments are undertaken to ensure the safety of all employees and the general public during the procedure. Timescales will be agreed upon to ensure minimal disruption to operations and, when the removal is complete, the property can then resume operations as normal.

Asbestos can be safe to live with if ACMs are left undisturbed. When disturbed and broken, asbestos releases fibres into the air that can be inhaled and become lodged in the lungs, causing serious health problems.

Asbestos was widely used during the construction of buildings during the 20th century due to its low cost, sound absorbing and fire and heat resistant properties. It is estimated that the UK imported over 170,000 tonnes of asbestos each year during its peak.

Asbestos can be found in concrete and cement, bricks, roofing, drywall, insulation, pipes, gaskets, joint compounds, flooring and paints and sealants among other locations.

Asbestos can cause numerous health issues including Mesothelioma, Asbestos-related lung cancer, Asbestosis and Diffuse Pleural Thickening.

While any exposure to asbestos is bad for health, long term and multiple exposures are the most likely to cause fatal or life-altering issues.

Non-licensed asbestos remediation is the removal of lower risk ACMs such as textured coating or low volumes of asbestos dust and debris.
